Agreed -- debt where the cash flow is out is generally disadvantegeous, but often necessary. However debt (good debt) where the cash flow is in can be very advantegeous. Of course risk mitigation is a biggie with this type of debt using conservative assumptions and stressing your model for worst case conditions.


Additionally as evidenced by the current financial opportunity (some call it a meltdown) too much leverage can be catastrophic. Managing leverage, whether it be personal mortgages, auto loans and credit cards or financing for businesses and investment properties, can be a very fine balancing act and emotion and human nature can come into play in interesting ways.



It can be advantegeous to understand that even at a personal level we all have balance sheets and income statements to manage and looking through that prism can help solve our business problems, whether personal or professional.


All of us can learn to be financially intelligent and exhibit financial intelligence. Does this mean we can win all of the time -- NO -- sometimes our losses can teach us more than winning ever could.

Hi,
Out of all the Walkman's I saw, the one that I picked was the WM F107 Solar Walkman. It had a solar panel on the back, a single AA battery pack on the side, and a built in rechargeable battery inside. If the battery died I could just angle it towards the sun and the tape would start playing again. Very cool.
